Terms & Booking Conditions

1. Reservations & Payments

• Direct bookings: Direct bookings and payments are securely processed via our booking partner Hospitable and its payment providers.
• Booking confirmation: A reservation is confirmed once the required payment has been completed and you receive an official booking confirmation.
• Guest capacity: The total number of guests staying overnight must not exceed the maximum capacity stated for the specific property.

2. Cancellation & Refund Policy

• Full refund: You receive a 100% refund if you cancel at least 30 days before your scheduled check-in date.
• Late cancellations: Cancellations made within 30 days of arrival are non-refundable.
• We recommend comprehensive travel insurance to cover unexpected cancellations, medical emergencies or travel disruptions.

3. Check-in & Check-out

• Self check-in: From 16:00 (4:00 PM). Detailed arrival instructions and access information are provided before your stay.
• Check-out: By 12:00 (noon) on your departure day, allowing our cleaning team to prepare the home for the next guests.

4. House Rules

• No smoking: Smoking and vaping are prohibited inside our properties.
• No parties or events: Parties, loud gatherings and disruptive noise are not permitted.
• Respect for neighbours: Please be considerate of our neighbours throughout your stay.

5. Guest Responsibility & Damages

Please treat the property and its furnishings with care and respect. Report accidental damage or maintenance issues promptly to our team.

Guests may be held responsible, in accordance with applicable law, for repair or replacement costs for damage or missing items caused during their stay. These terms do not limit your mandatory rights under applicable consumer law.
